Things NOT To Do When Applying for Loan

DON’T buy or lease an auto (lenders look at debt-to-income ratio and this may prevent you from qualifying for your home loan as a result!).

DON’T move assets from one bank account to another (this complicates the application process because you must disclose and document the source of these funds for each new account. You can consolidate accounts later if you need to!).

DON’T change jobs (a probationary period may be involved and MUST be satisfied before income can be considered for loan qualification purposes).

DON’T buy new furniture or major appliances for home (this could disqualify you from getting a loan, or cut down on your available funds needed to meet closing costs).

DON’T run a TRW report on yourself (this will show as an inquiry on your lenders credit report; plus inquires must be explained in writing).

DON’T attempt to consolidate bills before speaking with your lender (your lender can advise you IF and HOW this needs to be done!).

DON’T pack or ship information needed for the loan application (e.g. W-2 forms, divorce decrees, and tax returns, as duplicates can take weeks to obtain and could stall the closing date of your loan transaction!).

DON’T apply for any credit cards (this will affect your credit score and could change your loan-to-value ratios and prevent you from qualifying for a home loan).
